Today I wanted to take a few moments to explain why now is the time to sell your house. We're seeing a boom in our market; developers coming out of the woodwork, lots of new construction, and many buyers reaching out to us about buying a home. The challenge is that inventory can't keep up with demand. When we have high demand and low inventory, prices go up, which we're currently experiencing in Northwest Florida. What does this mean to you as a seller? Well, by the time these numbers actually come through, we're already behind the curve. Many people are waiting to sell their houses because they think prices will go even higher or they want to list in the spring when the weather is traditionally better. Luckily in Florida, the weather is almost always good.

If you're planning on selling your home, you should call an agent right away.

In a few months, builders and developers will start to fill in the void of inventory. At that point, buyers will have the choice to go out and buy a brand new home, meaning more competition for you as a seller. The good thing is that we have a lag time for builders to get those homes built. That's why, if you're planning on selling your home, you should call an agent right away. What Happens During the Home Inspection Process?


After you negotiate the contract on your home, it is time for the home inspection. What happens during the home inspection? Why is it so important?

Once you have found your dream home and negotiated the contract, what is the next step in the home buying process? The home inspection!

How does the inspection work? You get to have someone represent you and examine the home. The inspector will go in and take a look to make sure that everything is in working order. Some clients of mine recently had a home inspection performed and our inspector was absolutely amazing; he took his time and looked at all of the details. My clients were very happy.

A great inspector will send you a long, detailed report, which can be scary. The report will indicate all kinds of things that could be repaired in the house. We were also able to attend the inspection, which was great because many new homeowners have questions about the house. Your inspector will be a great resource; they will tell you which issues are major and which issues aren’t such a big deal.

After you receive the inspection report, you will sit down with your Realtor and decide what items you want the seller to repair. This is the second round of negotiation, so you may need to get contractor quotes to present to the seller when you request repairs. It’s important not to get too emotionally involved during this process. There may be some nitpicky issues that the seller won’t want to take care of, so focus on the big-ticket items instead.

Once you and the seller agree on who will be responsible for which repairs, you are ready to move on to the closing table. My clients are getting ready to close in a couple of weeks, so we are very excited.
